<h2>Cash Remains King as International Buyers Flood Miami</h2>

<p>Cash sales accounted for 46% of single-family and 79% of condo closings in March.</p>
<p>MIAMI—Local industry watchers know casHousingPredictormi. Now, <strong>HousingPredictor</strong> data is proving just how royal cash really is in the tropical city.</p>
<p><strong>Mike Colpitts</strong>, editor of HousingPredictor, notes that all cash home and condo sales are controlling the real estate market. Specifically, 65% of these residential real estate sales are all cash, accordMiami Association of Realtorsciation of Realtors</strong>.</p>
<p>“Miami is a big exception in the nation’s residential real estate market—a wonderful story,” Colpitts tells GlobeSt.com. “Miami has good appreciation, and most of that is due to international buyers coming in to pick up the real discounted properties, condos and single family homes.”</p>
<p>Of course, this is nothing entirely new. HousingPredictor research shows that 66% of all sales were cash in January and 67% în 2011. Drilling down deeper, 54% of sales were distressed properties in February. HousingPredictor includes foreclosures and short sales in its distressed property category.</p>
<p>“About 50% of all the homes with mortgages in Florida have either been foreclosed, will be foreclosed or will be sold as short sales,” Colpitts says. “That’s just inevitable. There are places in Florida where 65% of all the homes with mortgages will easily be foreclosed or sell as short sales over the course of this recovery.”</p>
<p>But the picture is not as grim in Miami, where condo prices have been rising steadily over the past 12 months. A year ago, the average price of a Miami condo was $214,012. Azi, that price has jumped to $270,300.</p>
<p>“Miami home prices have rebounded sooner and stronger than predicted, which is a very encouraging sign for the Miami real estate market,&quot; <strong>Martha Pomares</strong>, 2012 Chairman of the Board of the Miami Association of Realtors, said in a statement. “Months supply of inventory has dipped below 5 months, as housing inventory  ntinues to dwindle. Limited supply should further strengthen home prices.”<br />

Cash sales accounted for 46% of single-family and 79% of condominium closings in March. Nearly 90% of <strong>international buyers</strong> in Florida purchase properties all cash. Nationally, all-cash sales were 33% of transactions in February, reflecting the stronger presence of international buyers in the Miami real estate market.</p>
<p>“Rising prices have resulted from an all-time Miami home sales record set in 2011,” 2012 Miami Association of Realtors Residential president <strong>Patricia Delinois </strong>said in a statement. “Miami not only attracts the highest percentage of international buyers and investors, but also has become the focal point of emerging markets, as worldwide buyers and investors recognize the benefits of investing in Miami.”</p>

In the middle of the page one can find resources available to Realtors® in the Association. These resources are only an indicative sample of what is available to realtors worldwide. <p>After a buyer/seller evaluates the competency of the Realtor ® the next step must be: compatibility evaluation; a very important element in any real estate process. The chosen professional must be in complete alignment and fully able to successfully execute the real estate transaction based on your preset requirements and needs. The professional must bring everyone at ease with his/her “communication techniques,” The agent must be pleasant and possess exceptional civic and demographic knowledge of the chosen geographical area. A Realtor ® with the right personality is a must during a transaction so the buyer/seller will receive the best results.</p>
<p>One step further that buyers/sellers must do is to diligently connect the Realtor’s ® level of academic education and training to their specific needs. Some training designations may include: CRS (Certified Residence Specialist), ABR (Accredited Buyer’s Representative), SRES (Seniors Real Estate Specialist) and more. Selecting a Realtor ® with formal higher education can be beneficial, though it’s not a Real Estate Licensing requirement in many States including Florida in the USA. Higher education can be of added value if you require very complex statistical and demographic information during the decision making process. An imperative thought factor is the Realtor’s ® ability to be culturally in touch but also comprehend his/her community. Last but not least is how important the imperative evaluating element should be: look into the Realtors’ ® civil and civic involvement. A professional that volunteers in his/her community and is engaged in social activities are two very critical indicators for success in future real estate engagements. The bottom line, look for a refined knowledgeable Realtor ® that can keep his/her emotions intact under any circumstances and always puts the customer first – that’s you.</p>
<p>A person looking to buy/sell a home or an investment property can face a very confusing and occasionally very strenuous emotional exercise. <p>&#8220;While many of the markets on the February IMI are far from fully recovered, the index points out where employment, home prices and housing production are no longer retreating and have held above their lowest recession troughs for six months or more,&#8221; said NAHB Chief Economist David Crowe. &#8220;This is a sign that a large cross section of the country is starting to turn the corner as local economic conditions stabilize.&#8221;</p>
<p>&#8220;The fact that there are nearly 100 markets now on the improving list shows that the momentum is building for a housing recovery and that more buyers and sellers are starting to feel confident enough to return to the market,&#8221; said Kurt Pfotenhauer, vice chairman of First American Title Insurance Company.</p>
<p>The IMI is designed to track housing markets throughout the country that are showing signs of improving economic health. The index measures three sets of independent monthly data to get a mark on the top improving Metropolitan Statistical Areas. The three indicators that are analyzed are employment growth from the Bureau of Labor Statistics, house price appreciation from Freddie Mac, and single-family housing permit growth from the U.S. Census Bureau. NAHB uses the latest available data from these sources to generate a list of improving markets. A metropolitan area must see improvement in all three areas for at least six months following their respective troughs before being included on the improving markets list.</p>
<p>Seven markets dropped from the NAHB/First American Improving Markets Index in February as they experienced softening house prices. These metros include San Jose, Calif.; Washington, D.C.; Kankakee, Ill.; New Orleans; Worcester, Mass.; Jackson, Miss.; and Sherman, Tex.</p>

<p>The management of Resorts World Miami plans to follow the example of the company’s recently-opened project in New York City. Resorts World Casino New York City, which debuted last October, created 1,350 permanent positions, with more than 90% of all employees coming from New York City and more than 90% of the property’s permanent workforce made up of women and minorities.</p>
<p>“Our experience at Resorts World Casino New York City illustrates both the extent to which our company stands behind its commitment to hiring locally and the appetite among the general public for quality jobs,” Hoppe says. “In New York, we employee 1,684 people who came from an applicant pool of more than 40,000. Of our employees, 90% are from New York City and 90% are minorities and/or women. We expect similar results in Miami.”</p>
<p>Among the plans under consideration are educational partnerships with local community colleges and universities; workforce training initiatives that prepare prospective employees for careers in the service and hospitality sectors; and local hiring programs. The project also hopes to draw millions of new tourists to Miami, driving millions of dollars of new tax revenue for Florida.</p>
<p>“Resorts World Miami has the potential to become one of the most significant eng&quot;s for local jobs in South Florida history,” <strong>Marsha Jackman,</strspune GlobeSt.com the Vailon Group, tells GlobeSt.com. “Of equal importance as the number of people who will be employed are the workforce’s diverse makeup and the neighborhoods it represents. Resorts World Miami is clearly committed to hiring local, training new team members, and forging long-lasting relationships with employees. Our firm’s role will be ensuring these objectives are achieved over the long-term.”</p>

<p style="text-align: justify;">WASHINGTON – Feb. 6, 2012 – There was a time when providing great service in real estate meant understanding the lifestyles of clients and teaching them what they didn’t already know. Simply providing them with information on homes for sale, pricing, current mortgage rates and data relevant to the transaction gave practitioners a strong leg-up since consumer access to such information was limited.“Today, that doesn’t happen anymore,” says Austin Allison, CEO of DotLoop, which provides solutions that facilitate paperless real estate transactions. “They call up the agent and say, ‘Hey, I found these 15 homes. Can you show them to me?’”</p>
<p style="text-align: justify;">Consumers – especially those under 40 – want to find information on their own, Allison says. When they do contact a real estate professional, they’ve often done quite a bit of research on the web. Because they’re starting from a higher baseline of knowledge, what they want most from their agent today isn’t market intelligence or listing info, but rather someone to manage their transaction seamlessly.</p>
<p style="text-align: justify;">He points to Apple and Amazon as models to which real estate practitioners can aspire. At Apple’s retail stores, customers aren’t being bombarded with hard sells and extraneous information about things they don’t want. Instead, if they have questions about a particular product, they ask one of the knowledgeable people who work there and get a detailed, informed answer. If not, they pick up the item they came in knowing they wanted and purchase it.</p>
<p style="text-align: justify;">Similarly, visitors can go to Amazon.com knowing they can either get plenty of information and reviews on a particular product if they want it, or they can just buy it very quickly via the site’s one-click checkout.</p>
<p style="text-align: justify;">“The lower end of Generation X and Generation Y like it like this,” explains Allison, and adds that these consumers make up the majority of first-time homebuyers now. “A good experience is the real estate agent getting out of (their) way.”</p>
<p style="text-align: justify;">A great way to determine whether or not you’re providing an excellent customer service experience is to calculate the ratio of leads generated to leads converted, he says. The higher that number is, the better. And of course, the number of transactions you’re closing and how satisfied buyers and sellers are at the end of the process is critical too.</p>
<p style="text-align: justify;">Real estate professionals who make the adjustment to the Apple/Amazon model of service stand to benefit as housing recovers and new consumers enter the market over the next few years. But Allison is concerned that too many practitioners are locked into the old way of doing things.</p>
<p style="text-align: justify;">“A lot of the industry is in denial,” he says. “Is the real estate agent going away? Highly unlikely. But their role is going to evolve. The real estate agents who refuse to acknowledge that and make changes are going to pay for it.”</p>
